I've been in the commercial office environment industry since 1983. I launched Workscape Designs in 2012 because I kept watching the same thing happen: growing companies with real projects and real budgets getting turned away by the big firms and left to figure it out alone. We're built for the companies that everyone else ignores. The ones doing $80M, $200M, $500M in revenue that have real projects but keep getting auto-vetoed by firms that won't take anything under 30,000 square feet. Each vendor manages their own scope, but nobody manages how those scopes affect each other. The furniture plan doesn't match the electrical plan. The AV setup doesn't align with the furniture that was already ordered. The construction schedule doesn't account for manufacturing lead times. And none of these conflicts surface until move-in day, when they're the most expensive to fix.

If you haven't signed a lease yet, we do test fits to confirm the building works before you commit.

Before your lease is signed, we create layouts showing how a potential space supports your headcount and operations. If a property can't work, you'll know before you commit to a 7-year obligation. If you've already signed, we start space planning immediately around the building's real conditions.

Project schedule, budget summary, action-item log, decision log, risk register, procurement schedule, installation schedule, move schedule, punch list, closeout documentation, and progress reporting. You know exactly what's happening, what's coming, and who's responsible.

That network means we can deliver the same coordinated process regardless of where your project is located. We've completed projects in multiple states, including national rollouts across more than 250 locations. When we need to be onsite, we're onsite.
Most people think two to three months. The reality is closer to seven months from kickoff to move-in. The companies that get the best results engage 12 to 24 months before their lease expiration. That's why getting on a call with us now, even if you think it's early, is one of the smartest things you can do.
Every project is custom, so there's no single number we can give you here. Cost depends on your space, your headcount, your infrastructure, your timeline, and factors we won't fully understand until we sit down together. What we can tell you is that our process maps the full scope before anything starts, so the budget reflects the real project and there are no mid-project surprises. That's what the call is for.
They can try. But whoever gets handed this project already has a full-time job. Workplace delivery involves close to 30 different tasks across multiple phases over six to seven months. Expecting a VP of Ops or an Office Manager to become an expert in construction sequencing, furniture specification, AV commissioning, and move management overnight is how projects blow up. Having vendors is different from having coordination. Your furniture dealer manages furniture. Your architect manages drawings. Your GC manages construction. One client nearly signed a 7-year lease on a building where the column placements would have destroyed their open-plan efficiency. We caught it before a dollar was committed. We handle furniture-only projects as well. Planning, specification, procurement from 700+ manufacturers, installation, power and data coordination, reconfiguration, and move support. But in practice, "we just need furniture" often turns into "we also need electrical modifications, data cabling, AV planning, and someone to coordinate the installation with the construction schedule" within the first month. Even on furniture-only projects, we coordinate with your construction and infrastructure teams so the furniture actually works with the space.
